Our First Mortgage Fund (Project Finance Partners LP) provides private and institutional wholesale investors with access to a professionally managed loan portfolio. The partnership has secured a funding line through a major bank, allowing us to leverage the loan portfolio and optimise returns for our investors—a unique offering, typically reserved for family-office-backed finance companies.

The Fund is evergreen and offers both distributions and periodic liquidity, making it a long-term vehicle to access real estate private credit across New Zealand. We co-invest in the Fund because we strongly believe in its strategy and ability to deliver attractive risk-adjusted returns, this also provides a natural alignment of investor and manager interests.

We’re always alive to opportunities, and this includes providing investors with access to closed investments outside of the First Mortgage Fund.

We establish a Special Purpose Vehicle for each closed deal. Investors can choose which transactions they’d like to invest in, and we execute, manage and report on them. These strategies have defined business plans - on completion investors can opt to withdraw funds or roll all or part into subsequent ventures.
